Full Teardown or Partial Demolition

A full teardown removes the entire structure and, if you want it, the foundation with it. This is the usual approach when the lot is being cleared for new construction or sold as vacant land.

Partial demolition removes a portion of the house while the rest stays standing — a fire-damaged wing, an addition that has to go, or a section coming down to make room for new construction. This takes more care and more time, because everything left standing has to remain structurally sound. If you are gutting the inside while keeping the shell, that is interior demolition instead.

How a House Demolition Actually Goes

  1. Site assessment and estimate. We walk the property, look at access, foundation type, and what is nearby, and give you a firm number.
  2. Asbestos survey. Required for many older homes before a permit will issue. We handle it in-house. More on asbestos.
  3. Permitting. Filed with the City of Tyler or Smith County depending on where the property sits. We manage the paperwork.
  4. Utility disconnect. Electric, gas, water, and sewer must be disconnected and capped before equipment arrives. We verify every one.
  5. Teardown. Most single-family homes come down in one to three days.
  6. Debris removal. Everything is loaded out and hauled to permitted disposal, with material recycled where practical.
  7. Site grading. The lot is left level and clean.

Foundation and Slab Removal

Whether the foundation comes out is a real decision, not a formality. If you are rebuilding on the same footprint with a different design, it has to go. If the lot is being sold, leaving a slab in the ground can complicate the sale.

  • Square footage and stories. The most direct driver.
  • Site access. A house set back behind trees with a narrow drive costs more than one on an open lot.
  • Foundation type and whether it is being removed.
  • Asbestos. The largest single swing factor when present.
  • Proximity to other structures. A detached house on an acre is straightforward. One sharing a wall or sitting six feet from the neighbor’s garage requires slower, more careful work.
  • Distance to disposal. Haul distance is real cost.
  • Salvage. Occasionally offsets the price.

Asbestos in Older East Texas Homes

If the house was built before roughly 1980, assume asbestos may be present until a survey says otherwise. It commonly turns up in popcorn ceilings, floor tile and the mastic beneath it, siding, pipe insulation, and joint compound.
