What a Cleanout Involves
Everything that is not attached to the building comes out: furniture, appliances, clothing, food, trash, personal belongings, garage and shed contents, and whatever is in the attic.
We leave the property broom-clean and empty. If there is damage that needs demolition rather than removal — water-damaged flooring, a section of ruined drywall — we handle that too. See interior demolition.
Abandoned Property and Tenant Belongings
Worth raising before we schedule: Texas has specific rules about disposing of a tenant’s personal property, and they depend on how the tenancy ended. A writ of possession executed by a constable is a different situation from a tenant who simply stopped answering.
We are not attorneys and cannot advise you on which applies to your situation. What we can do is tell you when it looks like something to confirm before we start, and photograph and document everything we remove so you have a record if a question comes up later.
Most property managers already know their process. If you are a first-time landlord, it is worth a call to your attorney before the truck arrives.
Difficult Conditions
We see properties that have been sitting empty for months. Spoiled food, no working utilities, pest activity, water damage, and biohazard conditions are all things we have dealt with before.
Tell us what we are walking into and we will bring the right equipment. There is no need to clean up before we arrive — that is the entire point of hiring us. If conditions require specialized remediation beyond removal, we will say so rather than pretending otherwise.
Turnaround
Cleanouts are usually time-sensitive. A vacant unit is lost rent, and a listing that cannot be shown is a sale sitting still.
Most single-family cleanouts are done in a day. We can often schedule within a few days of your call, and we will tell you honestly if we cannot meet your date rather than taking the job and slipping.
Pricing
Priced by volume, with surcharges for items the landfill charges extra to accept — mattresses, tires, and appliances with refrigerant.
For property managers with recurring turnover work, ask about ongoing arrangements. It is easier for both of us than quoting each unit from scratch.
