Cherokee County, Not Smith County
Jacksonville sits in Cherokee County, which means a different permitting authority from Tyler and Smith County.
Properties inside Jacksonville city limits go through the City. Properties outside — and a good many rural properties around Jacksonville are outside — fall to Cherokee County, with different requirements again.

Rural Property Work
A lot of what we do around Jacksonville is on acreage rather than in town, and rural demolition has its own considerations.

Septic systems rather than municipal sewer, which changes what has to happen before a structure comes down.
Access is more variable than in town. A structure at the back of a wooded parcel with a soft dirt approach is a different job from one on a paved drive, and it affects the quote more than the building’s size does.
Older Structures and Asbestos
Cherokee County has a good deal of pre-1980 housing and farm building. Cement-asbestos siding and corrugated roofing panels were widely used on outbuildings well into the 1970s and are easy to overlook on a barn or shed.
