Permitting in Longview Is Not Tyler’s Process

Worth knowing before you start: Longview sits in Gregg County, not Smith County, and the City of Longview handles its own permitting separately from Tyler.

Requirements, fees, and bond rules differ. A contractor who works mostly in Tyler and assumes the Tyler process will lose you time. We file with the correct authority — and properties outside city limits fall to Gregg County rather than the City of Longview.

Part of Longview also extends into Harrison County on the eastern side, which is a third jurisdiction again. We confirm which applies from the parcel before filing anything. More on the permitting process.

What the Housing Stock Means for Asbestos

Longview grew substantially through the East Texas oil boom and again in the post-war decades. A great deal of the older housing stock and much of the commercial building near the center dates from the period when asbestos-containing materials were standard.

For any structure built before roughly 1980, assume a survey may be required until it says otherwise — and for commercial buildings, assume it will be. We hold the TDSHS licence and handle survey and abatement in-house, so an asbestos finding does not add a second contractor to your schedule. More on asbestos abatement.

Commercial and Industrial Work

Longview has more industrial and commercial building stock than most of the region, which means more of the work here involves warehouses, shop buildings, metal structures, and retail rather than residential teardowns.

That work comes with its own requirements — insurance certificates with additional insureds, bonding, disposal documentation, and asbestos survey essentially without exception. More on commercial demolition.

Travel and Cost

Longview is about forty minutes from our base. Distance affects the estimate — every debris load is a round trip — but it does not change whether we will take the job.

For larger projects the travel is a rounding error on the total. On very small jobs it is more noticeable, and combining work into a single visit helps. More on what drives demolition cost.
